for ltr you don’t need any money in the bank as long as you can prove $80k usd annual passive income

it was 30k baht to the agent (only 5k if not approved) plus 50k for visa fee

i tried to do it myself but when i got to the BOI website i got lost and decided it would be best to hire an agent. The fee was reasonable for me and well worth it.

Should I buy a house in Thailand in my girlfriend's name before marriage?

In the US they get your property after the divorce. In Thailand they get it before you marry. If you’re not willing to give her the house, maybe you don’t love her that much.
