If you're trying to effectively live in Thailand on visa exemptions, extensions and doing border runs, then expect that to end. Doing a couple of trips a year should be fine.

Just head to Pattaya for two weeks initially, you'll meet lots of female lawyers in the bars and clubs who can advise on visas, property purchases, and banking etc.

Do you mean 60 day visa exemption? You can ask extend by 30 at immigration. Up to them how many days they give.
