Owning a condo/property not longer valid to unlock BB account, only valid visa.

Accounts on Tourist visas even if you own a condo has be closed down.

hello, i need advice for visa ,im 61 years old man and my wife 40 years old ,she not thai lady ,i know very well thailand for more 30 years .i want stay 6 months in thailand and 6 months in spain during raining season in thailand , soon i buy house in thailand ,i dont want put money in the bank for visa . what i can do ? visa run after 3 months or other? Hello everyone, so if I’m renting my villa out in Thailand on Airbnb short term rentals, of course this is no problem while on a dtv right ? As long as I’m not working in the home cleaning, welcoming guests into the property ect?

She wants her home in Issan renovated. Basically rebuilt. I put the cost to at least 1.000.000 baht + . What is the best way forward in covering myself legaly with the Thai authorities. I would indirectly be paying men’s wages to carry out the works. Along with sourcing all materials and paying for these.

DTV Visa Approved

London embassy. Workcation. Rental Income.

Sharing in the hope that it might help others.

My situation:

Been living in Thailand just over 2 years, on Tourist visa(s) then Education visa.

Arrived back to UK on 2nd December and submitted visa application that night. Approved Sunday night, 8th December.

I have 2 rental properties in Scotland and I do a mix of renting long term and short term through Airbnb etc. I am living off my rental income and some savings.

Documents submitted:

Usual required docs, passport etc

4 months bank statements

3 months of Earnings reports from Airbnb

3 booking confirmations from another agency

Landlord registration

4 years of tax accounts

Cover letter stating my situation

Cover letter from my Thai girlfriend confirming I will be living with her, and included her rental agreement

Initially I submitted all the above combined into one pdf, in a good order, with my Cover letter first. A few days later, I had a request for further documentation which I found bizarre as it was requesting docs I had already submitted. So I just broke up the pdfs and submitted them again separately as requested, my tax accounts, my Cover letter, my "professional portfolio" being Earnings reports and booking confirmations.

In my Cover letter I stated my duties, which are communicating with guests / tenants, updating my calendars and prices, taking and lodging deposits when required, Liaising with cleaners for changeovers, Liaising with maintenance people when required. Etc.

I included the Flight number of my desired flight, not booked yet.

Hi

If you arrive on a 60 days exemption visa, but you wait 2 weeks to apply for TM30 (owning a house) will you get a fine ? Will it be a problem when applying for the non-immigrant O visa based on retirement ?

Anyone done a Thai pre-nup or guide on how to reduce risk of keeping a loving blushing bride from turning into a money chugging she devil ex transforming you into a Thai street pauper? Aside from not tying the knot in the first place? Serious question but stupid answers also welcomed for entertainment value :-)
