Your Landlord, unless he's been living in a cave for the last 10 years he was definitely aware of Tm30 registration, just couldn't be bothered or didnt do it for other reasons such as highlighting his own visa or tax status.

Immigration are are already cracking down on 60 day border bouncers. Either get a retirement extension yourself or pay an agent, with money in the bank should be less than 10k. PM me for good agent if you want.

I go back 5 months every year for the last 7 years no issues. 90 day reporting resets on arrival and that's it.

You will find it extremely difficult if not impossible to find new policy health insurance for a 79yo.

Come over on a 60 day waiver and then pursue a Non Immigrant O visa in Thailand, no mandatory health insurance.

Keep UK bank account open, don't bring all your money over in one go, consider keeping at least some investments in the UK, buying properties for rent in a market you are unfamiliar could be an expensive mistake.
