I didn’t plan it at the beginning, I decided to stay for 6 and rent a condo when I’ve already been in Thailand on this visa exempt. But I’m thinking to apply for METV during this visa run, to be sure that they will let me in and maybe stay longer in total

yeah I think that would be smarter. I know people who had condo rentals like this at TM30 and they got extension anyway but that was before they announced stricter regulations
