2. The extension of stay application form (“TM 7”).
3. A copy of the submitted Notification of Residence of Foreigners form ("TM 30”).
4. 2x passport sized (4cm by 6cm) photos.

3. You *MAY BE ABLE* to get a 60 day extension of stay based on unable to travel due to COVID-19 at the local immigration office after your 30 day extension of stay based on tourism . This is an optional extension of stay however. See my "pinned" post for more information/ detailed instructions.

It doesn't matter where the investment comes from, your embassy must issue the letter. The UK does not issue the income letter to the Thai government.

Yes, it's a huge deal. If your savings goes below 400K THB, your one year extension of stay based on retirement is voided, and you are on overstay.
However, if you have 12 months of 65K THB of income going to Thailand flagged as overseas, you can change your reason from "banked money method" to "income method". You will need a letter from your Thai bank showing the 12 months of 65K THB of income.
Samut Prakan Immigration is known for being a very hard nose, happy to stamp no immigration office. There are 70+ immigration offices, each with their own policies.

This is an optional extension of stay, and that means it's at the immigration officer's decision to grant it. That immigration office is known for not issuing those extensions unless a very good reason is given. When you apply for this extension of stay, include AT LEAST one of the following documents:
- Cancelled and rebooked airline tickets back to your home country
- A letter from your embassy saying you can not return to your country of passport.
