My take, most of the crackdown is about tax status for which you would be eligible if in country 180 days of a calendar year, hence getting booted 150-157 days.

New calander year, new tax eligibility timer.

Just my thoughts.

They mainly seem to be balking around the 150 days total as 180 days triggers tax implications.

Currently on a 60 day Visa free entry. Bangkok Bank Pattaya Klang. Account seven years old. I had a request to see the bank within 30 days.

Went to bank last Friday. Took photocopies of passport and entry stamp. Did a facial recognition photo. I was assured there will be no issues.

I brought cash, declared in to Oz customs, BKK Bank wanted paperwork which customs didn't give me. Apparently you can get paperwork from Australia though maybe online I'm not sure I can't remember

Also BKK would not accept a wise transfer as international

My understanding is you’ll have to register as a landlord yourself. I haven’t done this yet but will be in the same boat in the near future. I’m told the first time you’ll have to do it in person and that you can then register online to do TM 30s for whoever stays at your residence.
