Depends which embassy as the European embassy’s don’t supply a letter.

As long you have proof of cancelled ticket after 28 February you will not be fined.

When travelling to Thailand on a visa exempt entry you need officially an onward ticket.

Thai immigration can ask for this and most airlines require this for check-in as they are responsible in case access is refused into the country.

I’m not going into a discussion but it’s the landlord responsibility to register all occupants on his premises ( Section 38 of the Immigration Act B.E. 2522 (1979) ) , he can do that via the online portal or in person at the immigration office when he has a account setup with his id card and housebook or he supplies the signed id card and housebook together with a power of attorney and the guest can do it then himself at immigration.

The house owner can be fined 2000 Baht (10.000 baht for hotel) if the registration isn’t done in time. (Section 77 of the Immigration Act B.E. 2522 (1979))

Theoretically you have to do nothing, the house/landowner is responsible to register you within 24 hours of arrival.

Don’t forget to ask for a printout so you have proof that the registration is done.

Wrong, also for the initial 90 day Non-O visa based on marriage you need the 400.000 Baht if using the bank account balance option.

There is no any requirement to show where the money in your bank account coming from.

As long the bank account is in your name and is it seasoned correctly you are fine.

Wrong, every foreigner has to be registered after entering Thailand with the TM30.

This is regardless if you have a yellow book or not.
