the confusion comes with renewal ....it's 2 months before the application date .... but you can apply 1 month before expiration date ...hence 3 months if you apply early
It's unclear whether the OP is doing a renewal of extension of stay. What i can tell you is that Jomtien immigration have been instructed to implement more thorough demands in regard to your residence. They are demanding house books from landlords. i can only assume its to chase up landlords for tax purposes.
There is no consistent answer. I'd say that if you are due to renew your visa etc then make the tm30 from the last trip near your renew date. Otherwise don't bother
worth stressing the "2" as going through "1" means you need to enter the departure area and walk back in ( and spot the wee cupboard the pleasant 2 officers sit)
. In jomtien office they accept the tm30 WITHOUT any house/condo papers but you do need the i.d of who you pay the rent to. (I assume this is a big tax chase lol). You also need the renters contract.
