I sympathize with all who have to go thru this horrible red tape, which should rather be called a maze.

I hope the immigration office will come to its senses one day and just simplify procedures, doing everything online where they can.

It’s more likely that she is just doing her job. The landlord pays her commission and this includes her role as intermediary between landlord and tenant so that the landlord doesn’t have to deal with tenants directly. However, you may request a meeting with the landlord if you feel the need to, tho the landlord may decline. Usually the agent will try to convince you to sign the contact through her so she can get a commission. If you go to the landlord directly, the agent won’t get paid. Some landlords might also like to deal directly with their tenants as it means they don’t have to pay agents and can save money.

My heart goes out to you 😭 ... try writing an email to the consular office or the ambassador. Sometimes there’s miscommunication from the staff who aren’t updated on the current regulation which change so rapidly because the covid situation is so unstable all over the world. I’m sure it will be sorted out for you because all embassies have been instructed to issue non-immigrant O-A visas (based on retirement) so I’m sure you can apply for this one if you qualify. I hope it all works out for you. ❤️🙏

You’re talking directly to the authorities who are issuing the visa for you, I think you have done the right thing already, no need to second guess this information and ask comments from people who aren’t the competent authorities and don’t possess the official information. You will be fine. As long as your covid test comes out negative you’ll be okay. Please don’t worry and stay positive. I hope all the best for you 🙏😊❤️

You can get him to apply for a non immigrant visa type B to enter Thailand for business purpose. But he must be quarantined for 14 days once he arrives in Thailand. Need to factor this in. Also, flights are still not back to normal, operating on “semi commercial” basis, so getting a confirmed flight to Bangkok will not be straightforward.

Asking for extension of stay based on necessity is not an extension of your Non-B visa. It merely gives you some time before you eventually return back to your country. To do so, you need to make a case explaining the reason why you can not go back to your country and provide any evidence to support that reason. If you can not provide evidence and your embassy won’t issue a note to support your extension, you might have to consider other options such as

1. Return to your country

2. Extend your non-B visa by proper means, such as getting a job, getting your business partner to support reason for your extension, investing in a business in Thailand, etc.

According to the regulations it’s possible but it’s up to the discretion of the immigration bureau. Depends if your request meets the conditions set for such a visa change or not.
