I thought that visa run was a no no, after the new immigration rules.

This year I arrived with a multi entry visa and they complained about my last year use of visa run.

In Bangkok maybe yes. Especially if you eat like in Australia.

Same size apartment in a city in Italy cost between 25k and 50k bht.

Its not much more than Bkk

but my ticket was over the time covered by the Visa. So I guess they don't care. Or they believe you will travel around .

They were more strict when I did the 6 months multientry visa.

Yes I got a single entry 60 days visa online.

So,, for the first extra +30 days , I could go to an immigration or just use one of the borders you mentioned.

For the second +30, I will use a border.

Next time I will need to do it by land, it will be in 2025.

So I'm covered.
