Hi everyone, I am currently on the initial 90-day Non-O visa (expiring March 24th) and am preparing for my first 1-year extension based on marriage. I am planning to walk in on February 25th and have a few questions:

1. Location: Can the 1-year extension for a Non-O (Thai spouse) be processed at Laksi IT Square (Level 3), or is it still strictly handled at Chaengwattana Building B?

2. Appointments: Is Chaengwattana currently allowing walk-ins for marriage extensions, or is the online booking system mandatory?

3. Photos: Are new couple photos (at home/together) required for the extension? We submitted some in late December for the 90-day visa—can we reuse those, or do they need to be fresh?

4. Stamp Timing: When I submit on Feb 25th, does the 30-day "under consideration" stamp start on the submission date (Feb 25), or does it extend from my existing expiry (March 24 to April 24)? I need to coordinate a business trip to Malaysia and want to ensure I get the timing right for my Re-entry Permit.

5. Financials (Seasoning): I deposited the 400k THB on Dec 25th. By Feb 25th (my walk-in date), it will have been in the account for exactly 2 months. Since my visa expires March 24th, will this 2-month seasoning be accepted for this *first* extension, or is there a move toward 3 months now?

Thanks in advance for any recent experiences or advice!

A word of warning regarding the certification of required funds being issued by Bangkok Bank for visa purposes:

Today, 22JAN2026, I went to their Hang Dong office (Chiang Mai) to get certification that I've had 400k THB in my account for 2 months (per immigration requirements for a 1-year extension based on marriage). I've been through this process with BKK Bank the previous two times I extended my visa based on marriage, so it's not new to me.

After a longer than normal wait the bank rep returned and said that Bangkok Bank now requires that the funds are in an account with them for at least 4 months prior to issuing a certification. (This must be a relatively new rule for them implemented within the last year, because this definitely wasn't the case as of 14FEB2025.)

The alternative is they can offer a certificate that funds have been in the account for 2 months, but the money in the account then must remain untouched for 4 four months after the certification is issued.

Luckily, I went in earlier than normal to extend my visa this year. I also deposited the 400k THB in Oct 2025. The money will have been in my BKK Bank account for 4 months by early Feb (still enough time to apply before my current stamp expires). Aside from wasted time, it won’t affect me.

I’m not sure if this is a policy being implemented by other banks in Thailand, but it definitely caught me by surprise. Thought it might be helpful to others that may not know the new rule with Bangkok Bank.

Im about to apply for an extension based on marriage .

My wife has two properties.

The one closest to immigration is the property that has her name in the blue book. But we dont like staying there.

The other property which is 150km from immigration is where we spend more time .

Can we use the further away property for the extension by supplying the chanote as the blue book for that property doesnt list her name.

Today I went to get my 1 year extension for my non-o marriage visa.. but she only stamped me until 20/01/2026.. I didn’t even notice until my husband asked to see my passport.. will I get the 1 year stamp after immigration comes to visit the house or did she accidentally put the wrong year?

Non O Marriage Visa Extension & my wife’s Housebook

Hello everyone,

I was speaking to a friend today about going to apply for the first time a Non O marriage Visa Extension.

He told me that my wife’s house book needed to be updated and less than 2 months old additional to the Kor 2 Marriage certificate which I got last week.

Is it correct my Wife’s Housebook needs to be updated?

It was when the house was bought in January this year.

I was going to go to Thalang Amphur in Phuket in the morning with a power of attorney form to apply for it.

But my wife says you don’t update a house book unless you sell your house.

I hadn’t read about it either, but just want to make sure I have the correct information as this is my first time applying

Appreciate your feedback

Thanks in advance 🙏

Hi am doing my application for first extension based on marriage. There is an affidavit to be signed by my Thai wife Form STM 10. It has a section to be signed by a "competent official" . What is defined as a competent official who can sign the form? Thanks.

hi I want to know if my local immi has made a mistake. I arrived in the beginning of June last year on a non-o based on marriage. August 1 I applied for an extension of stay . I was told to come back and got the under consideration stamp and I should come again October 1 (yeah 2 months later!) That extension expired September 1. This is a 1 year extension valid for 11 months. Is this because the under consideration was so long - 2 months - or is it a mistake?
