How can I prove future income when applying for an OA visa in Thailand?

Hi. I currently live and work in the UK. Relocating to chiang mai August 2019. I hope to apply for OA visa here but am struggling to understand how to prove income. When I apply for the visa, my bank statements will show my teacher's salary going in every month. I will not be earning this in Thailand. But will have income from renting out my house. How can I prove I'll have income in the future? Any advice gratefully received.

If your current income meets the monthly financial requirement to obtain the O-A visa I don’t think you’ll have a problem. The rental income has nothing to do with it because you will have obtained your visa based on your current salary, not your future rental income. Nowhere on the application does it ask how much you’ll earn in the future. Now, once you want to renew your visa, in the future, who knows what the requirements will be as they are not allowing the embassies to provide income verification letters as of next month I believe. Tod is more knowledgeable on this.

The only one who is not allowing the embassy to provide an income verification is the Government ruling that Embassy. And as it is known at the moment this only happens at 4 Embassies.

The issue that you are reading about on this group is O visa extensions. Thai immigration seems incapable or unwilling to acknowledge any other form of income than pensions from government entities. Investment income, rental income are all not acknowledged here. Thai consulates in the west have a better grasp of the concept that westerners have a variety of sources of income. You should have no problem with the London embassy as long as your income exceeds 65,000 thai baht a month.

Okay, you need to contact the thai consulate you're going to be getting the year-long multi-entry Non-O-A visa from to see what they require.

While still in the UK at the Thai embassy you could try a rental contract that shows the amount per month highlighted. They may want bank statements to show the income, though. In my case (but not at the UK embassy) I was able to use a letter from my company and they did not ask for bank statements. Another option is to get tourist visas. Once you are here a few months with the house in the UK rented you can go to a neighboring country and apply for new visas.

We did it in the UK from income earned in the UK. If you’re applying in UK the money or income can be in UK. We had income from property and send certified copies of bank statements with the rental income highlighted.

You were right on the money with the comments IF they were applying for an extension of stay INSIDE the country at the immigration office..

It's just those rules don't apply when you get the visa from your country before you come here.

, you can only get a year-long, multi-entry Non-Immigrant Type O-A (:Long Stay) visa from a thai consulate in your country. You meet the financial requirements by showing money in a bank in your country not in a thai bank, and you need a medical certificate and a police background check as well.

It has NOTHING to do with the fact htat the UK consulate is stopping income affidavits IN COUNTRY..
