Can the 65k monthly income for retirement Visa come from Thai condo rental money?

They won't let me buy property with any money earned in Thailand (got to send it home then send it back) so I am not sure if the monthly income also has to come from overseas and not from investment already in Thailand

TLDR : Answer Summary
To qualify for the 65,000 THB monthly income requirement for a retirement visa in Thailand, the funds must come from international transfers to a Thai bank account. Rental income from property in Thailand will not suffice, as it must be proven that the income has originated from overseas sources. It's recommended to check with your local immigration office as regulations may vary.

Andrew the monthly money MUST come from overseas transfers as mentioned by several posts.

Its always important to ask your LOCAL IMMIGRATION office what their requirements are...as they do vary from office to office in Thailand

Good Luck...I close commenting.

I guess you have a passport from one of the countries that stopped handing out the income affidavit. You need to show if you use monthly income 12 months of monthly foreign deposits of minimum 65.000 Thb into a Thai bank account in your name.

nope, not applied for retirement yet. I am on APEC which still has not had the immigration screw around with it and good for a few more years

Just makes a difference if I can't move all my assets to Thailand then I will just stick the 800k in an account and stop buying property here

You need to show the 65k per month comes in as an International transfer too a Thai bank account
