I’m thinking of getting married in the next few years and want to get my ducks in a row for a visa based on marriage.

I have income from rental property in the US greater than 40,000 baht per month. Will this be satisfactory for the income requirement? What documents will I need to show? I have a Schedule E showing income from the property each year. Do I need to show 12 months of direct deposits into a Thai bank account?

TLDR : Answer Summary
The individual is preparing for a visa based on marriage and inquires about the income requirements, stating they receive over 40,000 baht monthly from US rental properties. They ask if this is sufficient and what documentation is necessary, specifically if 12 months of direct deposits into a Thai bank account are required. Comments clarify that proof of a minimum income of 40,000 baht needs to be deposited in a Thai bank account for at least 12 months before applying.

You need to show for the Extension of Stay a monthly income of minimum 40.000 thb as a foreign deposit into your Thai bank account for at least 12 months prior application date.

If you use a borderless account, you can receive a number of small payments in your native currency, then change them to THB in whatever size chunks you like to optimize Fx rate, and then send your 40k THB to your thai bank each and every month (on or around the same day, as some IO's have preferred).. If you do retain any extra in your borderless Thai account, it will make up for any month that may be a little short. Fees to convert are entirely % based (so lots of small exchanges are exactly the same cost as one large one c. 0.5%), and the fee to send from B/L to thai bank is the same 31bt irrespective of size of the transfer.

Yes, a wise B/L acct. And for me they do show up as international to my Kasikorn acct...

do you mean a Transferwise borderless account? If so, I think that shows up as a local transfer.

Will small transfers via Transferwise that add up to more than 40,000 baht per month count for this or does it have to be all at once and be “coded” as a foreign deposit, or something?

@Ryan *******
yes it has to originate from overseas and show as such on bank statements, can be multiple transfers but be aware 1 single month falling below 40k and your year resets at month 1.

@Ryan *******
It has to be coded as foreign transfer and it is the decision of the Immigration Officer to use a calculator and start adding different transfers
