Relative to the visa requirements...Is a foreigner (Living in Singapore) who owns a condo here in BKK legally allowed to rent it out? This would generate income and may not be appropriate the owners visa status, also as a foreigner the Tabien Baan is gonna be blue? So that would mean they were unable to file a TM30 online?

TLDR : Answer Summary
Yes, a foreigner who owns a condo in Bangkok is legally allowed to rent it out, regardless of their visa status. They can also use the online TM30 system to file for their tenants. However, it is advised to consult a lawyer to ensure compliance with local regulations, especially concerning lease agreements.

And just read you other request: To make a lease or lease offer that count in court it must be written in Thai language. Downloaded Thai scripts are not going to hold long. Get a lawyer and make sure it is all legit. Good luck

a Good question for the Hotel Association, Ministry of Labor and a lawyer. If the foreigner rents out a condo, is this 1 condo or is this 1 condo complex with over 100 units. There are rules and regulations from all kind of Government Organisations. I advice a check with a good lawyer to meet hem all.

AFAIK there no "visa status" of someone that owns a condo that's affected by renting it out. Unless they're using that condo for the 10million baht investment visa/extension..

Even then I don't know that the visa/extension for that reason prohibits renting out condos used for the financials or not.

yeah, that's a stretch for a "visa question".

BUT yep a foreigner CAN rent out a condo they own, YES they can apply to use the online TM30 system and yest they can file a TM30 online for their tenants. (OR give them the log in so they can file it themselves)
