DTV Visa Approved

London embassy. Workcation. Rental Income.

Sharing in the hope that it might help others.

My situation:

Been living in Thailand just over 2 years, on Tourist visa(s) then Education visa.

Arrived back to UK on 2nd December and submitted visa application that night. Approved Sunday night, 8th December.

I have 2 rental properties in Scotland and I do a mix of renting long term and short term through Airbnb etc. I am living off my rental income and some savings.

Documents submitted:

Usual required docs, passport etc

4 months bank statements

3 months of Earnings reports from Airbnb

3 booking confirmations from another agency

Landlord registration

4 years of tax accounts

Cover letter stating my situation

Cover letter from my Thai girlfriend confirming I will be living with her, and included her rental agreement

Initially I submitted all the above combined into one pdf, in a good order, with my Cover letter first. A few days later, I had a request for further documentation which I found bizarre as it was requesting docs I had already submitted. So I just broke up the pdfs and submitted them again separately as requested, my tax accounts, my Cover letter, my "professional portfolio" being Earnings reports and booking confirmations.

In my Cover letter I stated my duties, which are communicating with guests / tenants, updating my calendars and prices, taking and lodging deposits when required, Liaising with cleaners for changeovers, Liaising with maintenance people when required. Etc.

I included the Flight number of my desired flight, not booked yet.

Hello!

I work seasonally (May - October) so I'm unemployed currently (until May 2025) but I also have a rental property which I can show income for for the past couple of years.

I also have much more than the 500,000 baht needed in my bank account and have for years.

Is this enough to be considered for the workation option for the DTV? I'd rather not sign up for classes as I like to travel around thailand during my 6 months here per year.

Any advice will be greatly appreciated!

Hi Guys

Can I apply for the LTV visa. I have assists of the required amount in real estate but not income.

However I will be renting my house out and will have income from rent.

I am over 50 years old

Best visa to apply for ?

I applied for my DTV visa in the UK as a Freelancer, I rent out an apartment, let's say.

Firstly I did intensive research and read everything since June.

Applied on the 10th September via the evisa online and sent in-

1. Copy biodata passport page

2. Proof of capital

3. An overview of what I did and why I thought I would be a good fit for the DTV

4. Bank statements showing the income monthly over past 12 months.

5. Photograph I had taken and used at immigration in Thailand.

6. £300

Within a day I had a reply asking for 4 pieces of information -

1. Tax returns - no problem submitted.

2. A letter from an estate agent or if not an explanation- no problem submitted with tenant contract and explanation I ran things myself.

3. Upload my flight booking - although not part of the requirements it is a question on the e-visa website - no problem I'd read enough to know so I had a return ticket and submitted it.

4. A photograph close up - no problem uploaded.

Within a day, another request for 2 pieces of information-

1. A formal letter to the Royal Thai Embassy explaining what I do and why I wanted to spend time doing things in Thailand - no problem I wrote a very official letter.

2. Another photograph, they want your face to take up 70 - 80% of the picture - try again 😆

Then my application went to pending decision, few, I waited and I waited, I thought it wasn't going to happen, then on the 20th 2345hrs it came through approved. Celebrations yay.

Points I noted were, they asked alot more detail than everything I had read suggested, wanted full address and contact details of who/where I was staying.

I'm so overwhelmed, I've had a tough few years and this is life changing for me, a new beginning.

So if your applying, what I take from it is, read and understand everything, have everything and more ready, expect alot more than what the simple flyers say, maybe they are tightening up as more apply who knows.

Important heads up for DTV holder who are resident in Thailand for 180 days. You mut complete PND94. The Half-Year Tax Filing Deadline is Fast Approaching... Do You Need to File a PND94?

This only applies to certain types of income:

Those with Thai rental income.

Those who have been in Thailand for 180 days or more and have remitted (transferred) overseas rental property income to Thailand.

Other situations that may require filing include:

Working as an individual contractor.

Income from a liberal profession.

Running a business, commerce, agriculture, or transport.

I have the 500k THB in my bank account, so i just need to provide the earning money while living abroad, Would receiving regular income from either of the following qualify me for the DTV

Anyone knows if we can include income generated from Thai real estate (in the form of rental) as Personal Pension income to fulfilll annual 40K USD or 80K USD criteria?

Has anyone here got experience as a foreigner with renting out a condo in Thailand, specifically in Bangkok?

I am looking into buying a 1-bedroom condo and renting it out. Are there any profitable condo developments that you would recommend (not luxury)? What advice would you give in order to have the least hassle and most profit :)

Does anyone on here use Rental income as income to obtain OA visa in the UK? I have money in bank and income from property = over 800,000 bhat but on my last post someone said income from property wouldn't be accepted??? So what can I do?

Hi all, in the land of smiles,

I hope to retire too Thailand later this year.

Can you please tell me, will the Thai authorities accept the monthly rent of my house as part of the 65000 Baht required for a non immigrant 'O A' visa.

At today rate with the rental and my UK pension should give me a monthly income of 76,989.54.Baht.

I appreciate I'll probably have to rent my house before coming to Thailand to show the income on a bank statement,

(That's a big step to my new life)
