Can I include rental income as financial support when applying for a Thai visa?

good morning all,

i have a dilemma id appreciate some advice on. so i applied as a remote worker which i am but the salary is pretty much on the low end. the way i support myself comfortably is through rent from two properties. initially i did not include info regarding the properties, and i am being asked for additional info on payslips, examples of my work etc. while im going to upload everything i m asked for im planning to include info about the two rental properties in the financial section. would this be a problem since they re not payslips?

I also included the info regarding my property rentals, including the rental contract, and highlighted on my 6 months Bank statement the income from the property rentals, and income from freelance work. All explained in my covering letter

They want to know if you have enough income to support yourself whilst in Thailand. They know that 500,000 baht is not going to last even 1 year, let alone 5

If you're going to include a brief cover letter explaining your alternate income also highlight it in your bank statements, just saying it doesn't make it true, prove it.

You will be ok, i submitted investment info along with a very low income part time contract and got approved.

How much is low end? I think they wouldn't have any issue if your reported salary/income is around USD 1,500 per month at least?

it is less than that, but my rentals are more than enough, the problem is if they accept rental income for a remote worker

I would upload everything you can, including a supporting document that explains similar to what you’ve written here. With a salary, property income and 500k saved you should be fine mate

Anonymous participant I would advise so. It sets the narrative and covers off any question marks in your application. Better to over supply info than under supply. Good luck 👍

No i think its a good idea

Always good to have supporting documents, you can even write notes explaining what you showing in the extra sections/pages

Just make the pages good quality and easy to read, make sure your name, bank number, bank logo (if possible), account numbers and balances are always visible

I wouldnt worry about the low salary, mines on the low end and i just got approved. I had the minimum 500k baht for July and June but i was short about 70,000 baht for May

that s the thing too, i deposited the 500k like a week ago, im applying from ho chi minh so people were saying they deposited their 500k literally a day before and got approved

Anonymous participant I think if youve got the funds now it should be ok as long as;

- you can show money coming in every month to your bank from your company

- Make sure your letter of employment is convincing. Or if you have an actual employer contract maybe better. In my boss's letter I asked him to specifically write things like "his employment is current and has no termination date" , "we have no objection to him living in Thailand, or any other country as long as he continues to fulfill his duties which he has done"

- then tie this in with a good work portfolio (dont make it too long imo) summarizing what you do daily, weekly, monthly
