Iām curious about if Iād qualify for a DTV visa, I do not work online but own rental properties. Would this be considered for making income outside of Thailand? Or would it be best to apply for a DTV visa for language? Iām interested in learning Thai!
Thanks š

TLDR : Answer Summary
The user is inquiring about their eligibility for a DTV visa given their income from rental properties in Thailand, as well as the option of applying for an ED visa for language studies. Community comments clarify that rental properties owned as a personal asset may not qualify for income consideration under the DTV visa, while ownership through a company might. Additionally, it is noted that the ED visa requires full-time attendance in language classes.
We have rental properties. We ended up just going Muay Thai soft power to make it simple.

ED visa is for language studies, not DTV.
But you have to be a fulltime student and attend all classes physical. So not possibel to travel around.
And there may be tests to pass from time to time.
Several has applyed for DTV with languagecourses and been rejected or got a ED-visa ( No refund of differences in visa fees).

From my understanding, if those rental properties are owned by a company of which you are the owner or the director then yes but if you yourself own the properties in your name but without company then no.
