TLDR : Answer Summary
When traveling to Thailand on a Multiple Entry Tourist Visa (METV), a TM30 form is required for any non-Thai citizen regarding their residence. Hotels typically file this form on behalf of their guests. However, if you rent a condo, you must ensure that the landlord files the TM30 or that you do it yourself. The requirement is not dependent on the type of visa.

has said it well. Check with Chiang Mai Immigration upon arrival. They are open all 7 days for TM30 filings.

Every non Thai citizen entering the country is required to have a TM30 filed regarding their residence. Hotels do it for you. When you rent a condo, you will need to make sure it’s done either by the landlord or yourself. Which type of visa, or extension of stay you enter the country on has no bearing on this whatsoever.
