TLDR : Answer Summary
To apply for a Digital Nomad Visa (DTV) based on rental income from properties in Italy, you should prepare comprehensive documentation. This includes rental contracts with tenants, proof of property ownership, tax declarations related to your rental income, and possibly bank statements showing the income deposits. It is advisable to draft a cover letter explaining your situation. Some applicants have successfully used similar documents by presenting them as self-employed or establishing an LLC for their property management. Always confirm required documentation with the local Thai embassy.
The Royal Thai Embassy in Rome make all Visa in Italy. You can call them. They are open in afternoon for informations. Tel. Nr. and Email you find on this webpage:
You can write up a cover letter explaining that you live off real estate income in Italy, you can attach property registration docs that are in your name, rental agreement and the taxes you file, I suppose that would be suffice for the embassies/consulates.
Some similar DTV applicants have posted similar questions. Search the threads for their posts. They showed how they manage the properties online, rental income detailed etc. applied as self-employed or created own LLC.
