A retired military couple in their late 20s or early to mid 30s tried doing that in Taipei, but not sure if they were approved. She spent a good 15 minutes going back and forth with the officer on that issue and especially the fact her dental appointment didn't have a stamp on it.

She kept explaining they receive USD 7000 per month in military pension, more than enough to live off in Thailand. It's unclear if this is per person or for the couple together.

No, must be cash in a personal bank account.

Simpler to apply using one of the soft power options, income is irrelevant you just need to show you have the 500k baht or equivalent in your bank account

I agree. There seems to be a much greater probability of success with a soft power dtv. At B10-15,000 it's much easier than trying a less tried & tested/standardised route.

ok, I read posts from similar applicants who got approved via showing how they managed the properties online, demonstrated their income from the rentals etc.

if they only need income then i’d assume just leases and proof of monthly deposits, but if they ask for yearly net profit via tax return, i write off everything and show a loss bc i don’t want to pay taxes, but now my income is 0/year.. gotta figure that out somehow

They won't be that concerned about the profit ratio as there is no minimum income requirement. They want to see how you work online, where your income comes from, that it is not from Thailand. The banked 500K is essential.
