 my first year was up in May. They are supposed to ask for proof of insurance. I had it ready when I flew in to BKK in June and they did not ask for anything been back twice since and also not asked.

 Any decent person would pay what they owe and not run away from obligations of their lease. Makes a lease worthless if they can run away and not pay because as you say the court deems it illegal or unreasonable

 we are talking Thailand who cares about the states. I simply quoted what happens in my home country and they will chase you through court and get paid.

 your 1 month behind in payment, your giving notice, so what do they get from you breaching the contract by 4 months ? Just 1 months deposit ? Back home you be liable for the whole 4 months or until the unit was re-leased.
