I know of a landlord that was fined. Anna Maria is correct. However, if you want service from immigration someone needs to pay the fine so the foreign National may decide to pay if the landlord refuses. As far as why would the government care? They seem to want to know where foreigners are staying (or not staying) at all times. I think hotels and some condos use a computer system with a check in and check out date for this function and that is why I asked.
thanks for the information. Just trying to figure out if someone will actually be able to live in Thailand for a year and lease from me for a year by using tourist visas and land crossings method. It sounds very questionable.
does that mean 270 days would be the maximum in a year with border bounces and extensions? Trying to figure out if someone wanting to lease from me will really be in Thailand for a one year lease using land border bounces.
Robert Lagas I will apply for my extension of stay in September of 2020 so when I apply, I will meet the requirements since I started the deposits in August 2019. She actually was the second person in the office that told me I could do this. Not sure why you are using the word “promise”. I think it would be more appropriate to use the word requirement. I specifically asked if my bank account can get close to zero and she said as long as I met the 65,000 THB monthly requirement it could. I think they are allowing me to substitute one requirement for the other since one of the two requirements need to be met.
Joe D Greene Yes, I agree . That is why last year I found a new bank in the USA and transferred part of my IRA in that bank’s brokerage account. I now get free monthly international wires (typically cost $25-40 per wire) to meet the 65,000 Baht monthly requirement. Doing this also eliminated the $10 Bangkok bank NY ACH fee.
There are other ways to solve this problem. Some banks offer their customers free international wires if you meet their minimum account relationship requirements. I set up bank and brokerage accounts with Chase “You Invest”. Now I get free international wires so I do not pay the $10 Bangkok bank ACH charge. I wire the money directly to Bangkok bank in Thailand for large transfers and the wire transfers are quicker than ACH transfers.
