Around me all new houses been built have been bought by russians. And i bet all the 14 villas in my neighbourhood which are still under construction will also go to russians. Little Moscow, like on Bali.

of course it could. Its always up to the officer. But it usually only happens if other circumstances are involved.

No, you pay overstay at the airport. 500 baht per day. My neighbour does it every year. But never more than 4 days. Never a problem.

Do I need to file a new TM30 when I do a visa run if I'm at the same address?

Even if you make trips inside Thailand you need it. I you stay in a hotel and your passport get registered there it means you have a new address

Its stupid but its an old law. So when you come back you need to register again.
