Around me all new houses been built have been bought by russians. And i bet all the 14 villas in my neighbourhood which are still under construction will also go to russians. Little Moscow, like on Bali.

No, you pay overstay at the airport. 500 baht per day. My neighbour does it every year. But never more than 4 days. Never a problem.

Even if you make trips inside Thailand you need it. I you stay in a hotel and your passport get registered there it means you have a new address

Its stupid but its an old law. So when you come back you need to register again.

Can I apply for a retirement visa in Thailand with an annual transfer of 1 million baht instead of a monthly income of 65,000 baht?

Markus, as a German you need to have 800 000 baht in a thai bank. I have an account with this amount and i leave it there.

Or you need a written proof like a Rentenbescheid of monthly minimum 65 000 baht, which have to be transfered monthly.
