I used a cover letter and explained my income and supplied all the documents as attachments in one PDF file. If the BOI needs more info they will request it. Add 1040, income and brokerage statements, etc.

Minimum unearned or passive income of USD 80,000 / year at the time of application

 this is the Visa I have. It’s a 10 year Visa, no requirements to report every 90 days, no bank deposit requirements, and multiple entries.
