Who tell you stay over 1 year?? Why don't you think it's illegal?? This is what I hate when tourists comes to Thailand and they think they can do whatever they like they want Bec it's Thailand.

Think if Thais live in your country and stay over no visa. You guys will say they run away from visa . They want to live in my country bla bla!

If you talk to agent to talk with the owner maybe they can do six months lease for sure

Try Tourists visa / write the letter you will support her everything. Write about your relationship with her. The profit if she has a property in Thailand. Show the doc to embassy. That she will be back to Thailand.

I been do tourists visa for 10 times and I passed all the time.
