If you can afford to walk away if it goes wrong and not suffer financially. Then do it but if the house is more than 30% of your wealth then the answer is no.

I used this set up at Banzan markets in Patong on a 40c plus day in April.

Thailand is tax free for Australians if you give the migration officer 10,000 baht at the border 😉
