I had the same requested documents so you must authenticate the business license of the company you work with along with your work contract at the chamber of comerce where the company located and also in the MFA of that country, you can do that online through any notary in that country

Nm 7 you can call this agency located in chang Mai you can pay one month rent fee arround 120 EUR and you get an official lease contract (+66617903030).

You must authenticate your contract and the business license of the company at the MFA and the chamber of comerce of the country where the company registered.

6 months booked accomodation will be fine.

I've applied from Malaysia and they asked me to provide the same things and my visa was approved.

Regarding the flight you can buy a dummy ticket however the accomodation you must make a proprety reservation cuz the embassy will ask you later for a proof of accomodation of at least 6 months
