confirming i obtained a non o visa in Thailand in January, i had a non o the previous year as well obtained in Thailand. I live in Thailand, and am a co owner of 2 condos i dont rent. I simply went to Luang Prabang for a short getaway, now returned and living in Hua Hin. I believe i should have notified immigration after i returned, to restart my 90 day reporting period.

how long do you have to complete this, is there a grace period? Are there penalties that apply and if so how are they calculated, daily? Note i am not renting here i am a co owner of condo

Get a 3 month tourist visa in Oz, if you apply in person in a Thai consulate with all relevant documentation, you can pickup your visa in 3 business days

Looks like my 1 yr spouse visa is still the easiest option, no police checks, medicals, money in the bank etc. Thanks for your prompt advice it is appreciated

any idea how much funds i need, can the funds be invested in shares etc or do they need to be in a bank savings account for a specific period?

You cant take a Thai car into Myanmar, without approval in advance. Much easier drive to Phu Nam Ron, park your car. Exit Thailand, there is a small shop on the left past the border checkpoint. Pay them 900 baht and give them your passport. Wait for the next minivan to take you to the Myanmar checkpoint. Whole process takes around 1 hour.
