“UK embassy in BKK to verify your letter of residence with a stamp”? I have never heard of this and don’t see why Thai immigration would need another countries certification of your address. You will take you lease agreement, TM-30 from the owner, copy of the owners Blue Book and copy of the owners Thai ID to Thai immigration to receive the Thai ‘certificate of residence for opening a bank account’

The other items you mentioned all appear correct. For the extension you will need some additional documents.

went up 5% at 70 and will increase every 5 years. Yes, I know Bangkok Hospital is no place to look for discounts. I did however get all the necessary pre-approvals for the surgery.

hmmm not sure about that. I carry hospital inpatient at 91K baht per year (70 years old).

Had an Umbilical Hernia this year. 4 days in Bangkok Hospital, robotic surgery cost 360k, 100% paid by the insurance with no questions and no copay. The cost is similar to the quoted prices in the US.
