You will take you lease agreement, TM-30 from the owner, copy of the owners Blue Book and copy of the owners Thai ID to Thai immigration to receive the Thai ‘certificate of residence for opening a bank account’
The other items you mentioned all appear correct. For the extension you will need some additional documents.
