"certain BOI deals for certain properties" would not include a villa with swimming pool on one of the islands, though. Maybe for an hotel and for employing Thai staff?

these are separate issues. To own property in Thailland does not put anyone in a better or worse situation regarding a visa. You do not need to have property in order to buy an Elite Longstay visa, and vice versa: having an Elite Visa does not enable you to buy certain property in Thailand

you have to do the count by yourself to find out if buying a re-entry permit for 1000 THB is worth while. Did you understand what James wrote? The admitted-to-stay date will remain the same on re-entry, as it was given to you when you entered Thailand on this Single Entry Tourist Visa. In case there are less than 30 days left until your admitted-until date on the date you plan to travel out of Thailand, you don't win one single extra day with a re-entry permit . . . . you can get the a 30 day visa exempt as a citizen of Czech Republic upon re-entering Thailand for free . . . . . and you will be able to extend this one by 30 more days on any immigration inside Thailand for 1900 THB (the same fee which applies if you would extend a 60 day tourist visa for 30 more days!) You are free to both options . . count your planned days of stay and travel carefully . .

. .and don't forget, write "aow rab roong thanakan, krap" onto the front page, so at your next visit you will know how to ask for the Bank letter in proper Thai 😎

i always make a copy of all pages of the bank letter ( nang sue rab roong thanakan) once i received it, before I have to pass the original to Immigration and they keep it. Thus I shall have a copy at hand for next year visit of my bank, just in case I run into a new employee who has no idea of what I am asking for. Showing the the specimen solves them & me the headache

"Nang Sy Rab Roong Thanakan" it says in Thai ( "bank letter of guarantee for money")
Gregor **********
you need the " Rab Rong Thanakan" maybe they will understand ("bank guarantee letter")

in the second part, same wrongwording. Immigration doesn't issue any visa (only embassies or consulates do) nor do the extend them. When you have entered the country on a visa, it becomes void or "used"

and it is wrong: Your overstay does not begin when your visa expires, but when your "admitted to stay" stamp is due. You actually can be legally in Thailand on an expired Visa yet on a valid "admitted to stay" stamp. That's why they contradict their own wording when the write "Check the date that was stamped in your passport". This stamp IS NOT A VISA. More confusion to newcomers, more confusion and complicating the matter
