4, Find a villa or have one built. Is the easiest way. Second hand maybe long winded.
5, make sure your lawyer and accountant are independent of your estate agents, builder, land owner and seller.
6, Some people will say you don't need an independent lawyer? Ask yourself one question? If you buy a house in the UK? Would you use the estate agent? Or Lawyer?
No, Pirada did it all for us. We were relocating back to Thailand when the Wuhan kicked in. She got us a repatriation flight and an emergency passport and Thai Birth Certificate for Anna. So, she entered Thailand has a full citizen.
On arrival we went to Ban Chang, Rayong. Town Hall they registered Anna on my wife's Blue House book. She is 7 next year so she then gets her Thai ID.

unfortunately your mistaken in due respect. My child was born in the UK with a Thai mother. When we were ready to come 2 years later. We got in contact with the Royal Thai Embassy and explained we were returning. We did need to actually visit the Embassy all three of us. I'm a UK citizen so I had to bring my UK Passport plus copies. My wife had to bring Thai Passport and Thai ID plus copies. We at to bring Anna's UK birthday certificate, two photos and copies of UK BC . The Embassy team were so helpful. Within working ten days the Thai Birth Certificate arrived from Bangkok. The Embassy also gave her an emergency Thai Passport so she could enter Thailand with any Visa issues.
When we arrived in Thailand we registered her on my wife's blue book and town hall. Next year she is 7 so we must take her back to the town hall for her Thai ID.
