Jan Kenneth Nesland It's not sad at all. Immigration told theses three countries embassies in Bangkok to come up with an income letter before the end of 2018 that showed a documented income from authorities back home. They said,it wasn't possible. Immigration asked them why most European embassies/consulates were able to do it. I guess they didn't have an answer to that.

He can apply for the 1 year extension after ~60 days.

He could have stayed in a condo as a tenant way before he applied for the 90 days Non-immigrant O Visa.

It's not a new thing. It's been possible to change from for example a 60 days tourist visa for many years. I did it myself many years ago.

There's no need for an onward ticket when applying for a 90 days Non-immigrant O Visa based on for example retirement or marriage.
