my Mrs is a visa agent, it’s definitely the case, for immigration everything runs smoother & they get more tea money, 1 agent can be taking upwards of 40 people out of that queue & stops negative images like this.

Can I buy property and live in Thailand without visa issues if I have a Thai citizen child?

Your son can own land/property & you can gain a visa based upon having a thai child dependent, banked funds are required, I’m not sure 100% of the amount, but I believe it’s 400k bht. I’m sure other more enlightened members can assist 😊
