Rent out for a few years(3-5) while price increases AND HELOC gets paid off.

(I have a trusted young friend who can manage/mauntain for the next 3-5 years)

Taking the cash now verses possibly doubling it in 3-5 years will affect my nest egg size.

E$timate$: (on the low side, allowing for less than "stellar performance")

5-6 milThaiBaht (house sell price - HELOC) 300 minus 100 k.usd

vs.

10-12 milThaiBaht

(3-5 more years of appreciation and NO HELOC to pay off) 400 minus 0 k.usd

Also, some upgrades to occur while price goes up in a good seller's market.

Much & Many Thanks to anyone who hangs in there and reads this long post, but it is something all?most? of us will/are/have consider/ing/ed.

0. Currently living in Thailand part time on two 3 month visits per year. I'll be on a non0 by Oct (yes agent, a whole other topic)

1. Monthly pensions>100kThaiBaht, so I'm ok on the monthly for 2people in Thailand🇹🇭.

2. No nest egg other than 1 u.s.house and ~$70k life ins.policy.

2.a. life ins.policy is intended for my girlfriend.

3. Health insurance will be some what difficult to get at a reasonable cost for 70 yr old and won"t cover pre-existing conditions and a few other old.dude things.

Reading up on healthcare in Thailand I find that self-insuring is a thing.

For the record: self-insure = big$ca$h in a bank [or equivalent credit / easily liquidated].

Besides the knee, I'm in good 70.yr.old health with demonstrated family longevity into the upper 80s to mid 90s.

In our last years.

Some people suffer from impaired mental faculties with various forms of dementia towards the end of their lives. At that stage of life there may be other health difficulties to deal with as well. Travel may become difficult or even impossible.

How would those people manage the processes of visa extensions and 90 day reporting?

What happens to them after many years in Thailand and perhaps having nothing and no one to fall back on in their home country?

I am 86 years old and have a DVT Medical Wellness visa. I applied for it myself 10 days ago. I sent all the documents requested by the embassy (20 pages), including my hospital appointment in April 2026. I am now waiting for a decision; if it's not approved, no problem. My plan B is visa-free entry every four months, a 21-day stay in Thailand for my health update, and then departure. I would also enter similarly with a DVT visa, but definitely not for a long-term stay of 180 days.

Need visa choice guidance

My wife of over 6 years is a Thai national, but also has US Green card

I am American

I Already have non-immigrant 0 approval I can use up until May 10

She has title to a house we built 7 yrs ago, and is there now

She has terminal illness, and returned to house this week,with my daughter to help.

I will arrive in 10 days, and want to stay for as long as needed .

I can also show income or fund a K bank account.

So...

What visa should I apply for, and where, and if I should be getting professional help, then please give me best choice and contact info.

I would like to do all the preliminary stuff in the week I have before I travel.

I was hurt at work, put on workman comp and now has turned into permanent disability...i have the required 500k baht savings easily...anyone knows how i can apply for the DTV under medical?

Where and when to apply?

Hi everyone,

I’m planning to apply for a DTV for a medical reason (I have a motor disability) and I’ll be requesting a 6-month treatment plan. I meet the financial requirement (500k THB).

I’m currently trying to figure out where and when it’s best to apply from, and I’d love some feedback from people who’ve already done it.

I have a few options:

Applying from France (I’m French and will be there this summer), but in that case the treatments would only start in October.

Applying from Sri Lanka

Or possibly from Laos or Philippines

I’ve seen mixed info saying that some applications made from Europe were approved but with shorter validity (3 years instead of 5), or that the process took quite a long time.

So I’m wondering:

Has anyone successfully applied from France with a medical reason?

It’s better to do it in Laos or the others country in my list ?

Any real experiences or advice would be super helpful 🙏

ALL Blood Types are needed and are used. Please donate whatever your blood type may be.

However Rh-Negative is EXTREMELY Rare in the Thai population and eligible Westerners are encouraged to donate. Please donate regularly, every 90 days, to avoid emergencies.

Primary, not all, qualifications include

🎂 Age 17-70. MUST BE under 60 for first-time donor in Thailand. 17 year old need parental permission

🍷 No Alcohol 24 hours prior

🥗 Healthy low-fat meal at least three hours prior. High fat and high cholesterol impacts the plasma and your donation may be unusable. No Pizza. No hamburger.

🥸 Bring ID

🎨 Tattoos and piercing are accepted. Must be over 4 months

📅 Must reside in Thailand for 90 days prior to first time Donation and have Thai Address. Short-term tourists are not eligible

🇬🇧 🇫🇷 and 🇮🇪 UK, France and Ireland donors who were previously unable to donate due to variant Creutzfeldt-Jakob disease aka "mad cow 🐄 disease" are Welcomed Back at the National Blood Centre and the Regional Blood Centres in this post. Special processing is necessary.

We are not sure when but my husband and I want to move to Thailand, his homeland. I have Epilepsy and I have tried Google with no luck in trying to find one and research their qualifications and recommendations are greatly appreciated
