Can I apply for a visa extension on a Non-O visa while living in rented accommodation and what about the TM30 requirements with usufruct?

Hi a question if i may. When i arrive on a O visa marriage.

I will need a TM30 but if the house is not finished being built, and we have to stay in rented accommodation for a while will I be able to still do my visa application.

Also am putting land in my wife's name and a usufruct for me. Is the usufruct classed as my TM30 or will my wife have to give me a TM30.

Last time we lived in Thailand I had a company and only had to take blue book to immigration.

Any information much appreciated.
