Hi a question if i may. When i arrive on a O visa marriage.
I will need a TM30 but if the house is not finished being built, and we have to stay in rented accommodation for a while will I be able to still do my visa application.
Also am putting land in my wife's name and a usufruct for me. Is the usufruct classed as my TM30 or will my wife have to give me a TM30.
Last time we lived in Thailand I had a company and only had to take blue book to immigration.
Any information much appreciated.

You are not puting the land into your wife's name that is how it must be, nobody is asking whether you agree or not. You have no any right to any land ownership in Thai.

Usufruct will make no difference to TM30 it will be the holder of the Blue book for the house and land. You can get the house only registered to you but to me thats a bit pointless and will just mean you can do app in your name which is quite a simple process

Nooo. The house Blue book is for Thai nationals, they can sign you in as a tenant, called Yellow Book, with your name in it. That is the most you can get.
That took me 1 month to get, I am the owner of the condo, I bought it. Bangkok, Samut Prakhan. Thai wife and daughter have the Blue Book, me, the owner, Yellow book.
a foreigner cannot get a house registered to him. he cannot get a blue housebook with his name in it, nor can he get named as owner on the Land paper the house is sitting on. WHAT are you talking about?
for house can not for land. You can have seperate owners of house and land, something that has caused problems in the past where people have bought land thinking they own everything, but they dont own the house. Google it

While the discussion is on TM30, we are needing to stop in resort accommodation while the house build is being completed and in rural N.E Thailand both resorts we have used have point blank refused to do a TM30. I know it is their responsibility but I have managed to get around the problem however what would the course of action be if I was not able to side step it ??

you might have to travel a bit further to find something in the Eesan that can be called hotel. I live in the Eesan for 27 years and I can only tell you: get your A into motion. There are resorts, and there definitely also are some hotels

If you are renting the property, the responsibility lies with the landlord. However, you may personally visit the Immigration Office to submit a TM.30, provided that you bring a copy of the house registration book, the ownerβs identification card, and the rental agreement.
Once your wife has obtained her house registration book and you reside at the property, you may jointly register a TM.30 for yourself. This procedure may also be completed electronically.
I will add here that whenever I've gone to Immigration ( Cha-Am, Petchabri ) to get this done personally, the Immigration officers wanted a recently dated confirmation from the landlord that they indeed was letting me do this process myself. I didn't have a recent letter, and they still did it, but they told me next time I would have to get a updated confirmation.
Yeah, I've done that now. I procrastinated it because I was super overwhelmed. Got some help with putting in the name of the owner and whatnot correct and it was smooth sailing. π

and if you stay in a rented accomodation, then make the landlord register you by TM30, and be ready & fit to apply for the extension

Wherever you are staying will need to file the TM30 for you.
Everytime you sleep somewhere else, you are supposed to get a TM30 filed.
Rented accommodation is fine for visa applications.
The last part I'm not clear on, but assuming it will technically be your wife who would need to do it. But you can make a account online for yourself and adding the address yourself there, with her owner documentation, and file it all yourself when needed.

The landlord of the rented accommodation will need to do the TM30 for you, or give you the documents required to do it yourself at Immigration or registering the address on the TM30 website so you can do it yourself there.
But rented accomodation is fine for visa application and extensions, as long as you are staying there at the time of applying. Immigration might come visit you.

I would not overcomplicate matters. Just book into a cheap motel near where you are building the house, shortly before you want to apply on Immigration, and make sure they register you properly by TM30. Use the printout from the accomodation or a screenshot, and visit Immigration to apply for the extension
