Hi everyone.I arrived in Thailand on retirement non O visa on April 11.Spent short vacation in Karon for 9 days and now in Hua Hin with wife.i intend to apply gor 12 month extension and am aware of the rules and regulations but am finding it difficult to find long term rental and the rental agreement i will need for extension.My question is when I apply for 12 month extension with appropriate paperwork and bank deposit,is the approval given on the day of immigration providing everything is in order at the office appointment or is there a waiting period.

Hi all and hope everyone is well.

If you had a long term rental contract on property in Thailand and wanted to take multiple 59 day trips to Thailand through out the year always with a return flight prebooked and the 20k in cash . With at least 30days back in home country .would I need a visa etc .im aware of the 157 day total per year issue . Dose the hive mind think I would need a visa or as its just tourism if reg ide be ok on 60 day tourist exemption each time

Hi, wonderful advice givers! Another question, not sure if this is for this group or not.....when I arrive, on my non-immigrant O visa, I know I have to quickly open a bank account for the required 60 days 'sitting' period before I get the extension. To do that, I need a thai phone number and address, correct? I plan on renting an air b&B for a month while I look for a more permanent place. Will the air B&B landlord do a TM30 for me for just a one month stay in order for me to open the bank account? The alternative is to get a hotel for a week and just dive in and rent a place for 6-12 months immediately. Any sage wisdom would be appreciated! THANK YOU!

Looking to rent an Apartment in Bangkok City for multiple months, but thinking of using Airbnb..how much would I pay in premium? As an example if an apartment is say 1000$ pm, how much would this be listed for on Airbnb? I'm doing this because I don't want to commit to 12 months or pay a deposit..and want the assurance and flexibility of moving at will. Thoughts?

As a DTV holder, how feasible is it to rent a apartment/condo in bangkok for long term? Like minimum 2 years at least.

Assuming you return home every 180 days to avoid the hassle of extension, is it safe to leave your belongings in your rented place while you are away? Any dtv holders here who can chime in please?

Hello all. I am currently in Thailand and have a long term rental, 6 months, and a completed TM-30. The lease is up in March which is when I plan to leave and apply for my DTV. My question is if I depart and apply before my lease is up would that cause me to be at risk for denial with already having a TM-30?

Hello everyone,

[I understand this might seem more suited for a condo-focused group, but I find that honest reviews can be rare there, with most comments coming from realtors. I hope you understand, and thank you for your consideration.]

After getting the Visa, I realize there is more things that need to be taken care of. I’m hoping to get some advice on finding a long-term apartment in Bangkok. We’re currently living abroad, but we’re planning to spend two weeks in Bangkok to search for a suitable place before making a longer move.

I have a couple of questions:

1. Did you use a real estate agent/fb group to view photos and get information on multiple apartments before visiting them in person? Or the only reliable way is to go directly to different buildings and discuss your requirements with the building staff?

2. If you’ve had experience with this process, I’d really appreciate your insights, especially since we need a pet-friendly apartment, which may make things a bit more challenging.

Just to clarify, we don’t intend to rent an apartment “online” without first visiting it ourselves. Our goal is to maximize our options during our time in Bangkok so we can efficiently explore and evaluate different places. Any advice on how you managed this process would be incredibly helpful!
