Hello from Hua-Hin. We just signed a long term rental a couple weeks ago. Today we entered Thailand again and basically have our first day here.

We have a contract. Should we go to the immigration office to register? Does the owner have to do anything? Somewhere i read, about a special form. Where can I read more about this and how to do the right thing?

We plan to extend for another 30 days, before our current 45 days pass.

TLDR : Answer Summary
Upon signing a long-term rental in Hua-Hin, you need to register with the immigration office using a TM30 form. This registration is typically the responsibility of your landlord, who should submit your arrival details. If your landlord does not submit this, you may be able to file it yourself online or at the local immigration office. It's important to obtain the TM30 receipt, as you'll need it for applying for a visa extension.

You need to be submitted TM30 (Section 38) on your arrival at the address. Basically, the landlord is supposed to submit you all. Ask your landlord. If not, you may be able to self-file TM30. TM30 receipt will be required for your 30 days extension application.

TM30 filing can be done online or at the local immigration office.

you don't need to go. Just get a copy of the online form your landlord filled in. Then take it with you for the 30 day extension. It will be in the system if landlord filled it in online.
