Can I use a cheap one-year lease as a home base for my retirement visa while traveling through Thailand?

Good morning, I have made posts regarding over 50 retirement visa and my wanting to see Thailand without a lease. It appears there are requirements like a TM30 with lease min 6 mo to 1 year to apply. So….

If I get a year super cheap lease for a year can I use it as my home base and travel freely doing month to month or less using Airbnb once my 1 year extension is approved, then repeat the next year?

You don't need a "home base" the TM 30 require is just when you have business at immigration. You don't have to go to the same immigration each time.

You can stay in Bangkok for a few weeks/months etc do your TM30, then go some other place and enjoy yourself. Next time you need to go to immigration make sure you have a current TM30 on file (this will be done for you by any normal hotel).

The one year lease is only a requirement for some Immigration Offices such as Bangkok I believe so shop around especially if you want to travel

I was wondering about similar thing. If its a requerment for 6months to 1 year lease for the 1 year extension I will be stuck in that one place for too long probarbly 🤔

Get the OA in your home country. Two years of unrestricted freedom

I thought OA was one year and then you extend it like a non O visa?

You get 365 days stamped in each time you enter, so you do a simple border bounce on day 364 of the visa, and get stamped back in for another year (often called "the free year" as you don't pay anything) - gives you two years

Yes, once only. You then have the option to extend at an immigration office, or apply for a new OA and repeat the process for another two years

Applying for a new OA sounds like the better way to go, but what are the downfalls of doing that, if any? And how does immigration know I bought another year of health insurance when I enter back into the country after the border bounce? I have to bring proof?

There's no downfalls, other than the fact that you do need health insurance, and show proof, either a certificate from your home country insurance company, or one of those expensive jobs from Thailand.

They have a list of required Thai insurance companies to choose from when you get the original OA. You don’t have to use those when extending? Also, I assume I’d have to go to my home country to reapply for a new OA on the evisa site? Sorry for all the questions.

But if I apply in another country I wouldn’t be able to get the criminal background check that they ask for on the evisa website. I plan on going back home in 2 years anyway so that would work out. Ok thanks a lot.

I don't know which country you're from, but in Australia, the police check is done online, there's no requirement to attend anywhere in person

If you have an insurance policy in your home country and your insurance company is willing to sign the certificate, you can use that. Otherwise you're stuck with the Thai insurance company. And yes, you apply for the OA in your home country, although since introduction of eVisa in many countries, some people have reported they've been able to do this from other countries, although you have to show your flight details from your home country to Thailand
