What are the best strategies for finding a long-term pet-friendly apartment in Bangkok?

[I understand this might seem more suited for a condo-focused group, but I find that honest reviews can be rare there, with most comments coming from realtors. I hope you understand, and thank you for your consideration.]

After getting the Visa, I realize there is more things that need to be taken care of. I’m hoping to get some advice on finding a long-term apartment in Bangkok. We’re currently living abroad, but we’re planning to spend two weeks in Bangkok to search for a suitable place before making a longer move.

I have a couple of questions:

1. Did you use a real estate agent/fb group to view photos and get information on multiple apartments before visiting them in person? Or the only reliable way is to go directly to different buildings and discuss your requirements with the building staff?

2. If you’ve had experience with this process, I’d really appreciate your insights, especially since we need a pet-friendly apartment, which may make things a bit more challenging.

Just to clarify, we don’t intend to rent an apartment “online” without first visiting it ourselves. Our goal is to maximize our options during our time in Bangkok so we can efficiently explore and evaluate different places. Any advice on how you managed this process would be incredibly helpful!

Go in person. Agents only rent out super expensive things. As they get their commission based on the rant price.

Just use booking dot com or agoda dot com to find suitable place ... good rooms start around 500THB a day, often cheaper.

Find an agent on Facebook. Some have a lot of listings on their books depending on your requirements and budget. You can opt for a reservation contract agreement first where you pay xxx amount (anywhere between 10-20 thousand baht) of the deposit. They’ll reserve that condo for you and won’t show it to anyone else. Then on xxx date, you’ll sign the leasing agreement.

Anonymous participant About being scammed, Agents usually work for a company. Some are freelancers. But as a foreigner, I’d just say to go with an Agent that can give you their business card or the company they work for. Meet with a lot of agents and feel out their vibes.

I went through 5 different agents till I found something that I liked and seemed legit.

yeah, the rental cost in Phuket is okay for us, it's just that the whole relocation and transportation is too much for our pets so we just can't 🙁

Anonymous participant My agent is based in Phuket. Probably wouldn’t help if you’re looking for a condo in Bangkok. I would say try Facebook Marketplace.

When you go to apply for the DTV though, some embassy will require proof of residency in Thailand. Make sure you have a scanned copy of the Thai owner’s ID, the reservation agreement, and the unsigned copy of the leasing agreement. Optional depending on where you apply, but it does help increase your chances.

I think there is a FB group dedicated to pet friendly rentals in Bangkok. The options are not wide for condos though. Going directly a building and talking to the management is a good idea but you would need first to know pet friendly condos.

Anonymous participant I honestly vsnnot remember it was 5 years ago. As anywhere the bigger budget you have the easier it is to get an agent to work with you. In Bangkok I found most of them to be poor and I was on a half decent budget ie 40k 5 years ago.out of the foreigners in my office I was on the lowest budget as a single guy I did not need the luxury others did :-). I know yiu are new in town but might not be possible. If I was doing it now I woukd choose my area and take a Thai friends around with me. There are notices on lampposts etc in all areas from landlords etc but they are in Thai. I would also choose a few bu8lding I like and walk in and ask the jurisdiction office. They know what is available in their buildings

Anonymous participant Not in Bangkok. I was lucky there to go direct to owner. It seems like a den of thieves up there according to pals. In Pattaya I know a great agent.

Anonymous participant I was extremely lucky to find owner directly. It was in a FB Bangkok Property group. He was English like me and we did the same job lol. He also only took 1 month deposit. I just got lucky. All of my landlords in last 8 years in Thailand have been western. Not saying they are less likely to rip you off but up to now I have been fine.

Anonymous participant you have to keep a constant look on FB but you can catch owners directly. Have you narrowed down the area/s you want to live in? You can also place a post asking for direct owners in your apartment search

Most agents aren’t interested unless you’re physically in Thailand and looking to immediately sign a lease. Pet friendly will indeed be a difficult search.
