Question for LTR -WP holders - is there a requirement for one year rental lease in Thailand for this type of visa? What if you just want to stay 3-4 months in a year?

It is requested by Immigrationb but not always required. Immigration will ask for your 12 month lease and you need to provide it if you have one. If you do not have a lease, then Immigration will question you about your accommodation and may then require additioanl documentatio. In my case, I do not have a lease because I live in my (Thai wife's) home. So I must provide my house book to Immigration.
Todd is correct. You will not be asked for a lease or a yellow book when interacting with BOI or the immigration desk across the hallway if you have a pensioner LTR
Paul Darby I’m not sure what you mean. Immigration will ask? When? Where? You go to immigration once at BOI to get your stamp. You don’t see immigration again for 10 years
