Can I leave Thailand and apply for my DTV visa before my rental lease expires?

Hello all. I am currently in Thailand and have a long term rental, 6 months, and a completed TM-30. The lease is up in March which is when I plan to leave and apply for my DTV. My question is if I depart and apply before my lease is up would that cause me to be at risk for denial with already having a TM-30?
