Im planning to stay with a friend in thailand he works there with work permit, i saw letter of invitation is enough and also should i get anything from his landlord or tm30 ?

How do you do the TM30 if you stay with a friend (who's renting the condo long term)? Would have to extend a 60 day tourist visa and get additional 30 days. Extension in Bangkok.
