Question about TM30

Recently I signed a 1 year rental contract. Landlord did the TM30 and I have the receipt. Right now I'm out of Thailand. When I return I know that I have to update my TM30 in the first 24 hours because I live in Chiang Mai, where the rule is enforced.

What should I bring to the inm office?

I have been searching but couldn't find what do I exactly need: is enough with the TM30 and passport? Any photocopies? Rental contract? Need to bring a POA from my landlord? Should I do a TM28 also?

My address and landlord is the same as the one in my current TM30, only traveled abroad and coming back to Chiang Mai next week.

While registering my wife address at Chiang Rai immigration for local driving licence, having a Non O multiple I was told to report my address everytime I return to Thailand. To check is it a necessary procedure? I thought only a 1 year extension single non o need to do that.
