Hi Tod...seems to be many prospective landlords are unwilling to complete relevant paperwork at immigration or are not in country - making it very difficult to move residence - have you come across this issue ?

This is ONLY Chonburi immigration I have experience with. Others may be different....and BKK don't care about TM30 at all

Opt 1...short stay and no contract (ie AIR BNB) Opt long term rental Contract. Option 3 Hotel.

If you as the tenant wants an extension and they can fine you, they will not try to involve the Landlord. The Landlord or host's involvement is USUALLY only required when there is no contract....such as AIR BNB or private short stay. It is the renters responsibility to report the TM30 and not the Landlord...I have come to understand.....They MAY as for Landlord ID though, wheb you do it yourself.

Maybe interviewing the property owner is to be a part of the TM.30 process nationwide before too long. If the owner is reluctant; foreign,out of the country or possibly all three your pretty much buggered !

what most offices do is fine you the 1600 baht instead and let you do a TM.30 on your own :O

The way the rule is written when someone rents a place they (at least in theory) become "the possessor" of the place and can file a TM.30 on their own.
Of course some immigration offices don't care at all if anyone ever filed a TM.30 form but some do.
