What should I know about TM30 registration as a new tenant in a Thai apartment complex?

But now concerned about TM 30 . Any ideas appreciated

Many condos will do it for you, but you have to go down to the office and request it. That can be a problem if the rental agreement is not legit (that's a whole other conversation).

Get your landlord to register on the site and give you the log in details so that you can do it yourself. Never have to bother your landlord again.

If you stay below 30 days, and have no business on Immigration during your stay, you can ignore the TM30. however if you intend to apply for a 30-days extension of your stay permit, then you should ask your landlord to file a TM30 and print it out, because most immigrations now made it a requirement when you ask for any service from them

and don't wait until near the extension date as the online TM30 can only be printed up to 7 days after submission

Although in theory it has to be filed within 24 hours of arrival at your place of stay no one gives a monkeys when you actually filed it. If your landlord did it over 7 days ago then ask them to do it again “today” and print out the filing PDF. If questioned why it was today and you arrived 30 days ago just say I stayed at my friends house last night and returned to my house today so I filed again.

It is the duty of the lanlord to do on your behalf. But most of them reluctantly to do. They claim that this add them more works.

It’s a legal requirement for the landlords to fill out TM30. Only dodgy landlords have an issue with this 🙂

My last 2 places and the one I am now staying at give me hard copy of TM30 they no longer process this online.

I’m really not sure what you’re trying say. What new process? You either file a TM30 online (which is what 99.99% of hotels, etc would do) or you file manually at an immigration office.
