Hello, I am seeking expert advice on relocating my family to Thailand in June 2026. My children will be 17, 14, and 13 years old, and I am unsure about the specific visa requirements. Chat GPT suggested that the DTV would be the most suitable option for us. I plan to homeschool my children initially and later explore other educational options. As a remote federal employee, I anticipate continuing in my role abroad, but I am also exploring alternative employment opportunities. I am currently pursuing TEFL and Cybersecurity certifications. Although I do not have substantial savings, I expect to receive $100,000 to $150,000 from the sale of my house and additional funds from selling our belongings. However, I am concerned about meeting the income and asset requirements, particularly if the necessary funds are not available in my account at the time of application. I wont be able to sell my house till around March when it is closer to the time we leave. The price for a monthly rental here in PA will run us at least $5000 which is a lot so if i can stay here as long as possible I will. Can someone explain the financial guidelines to me? Will my current job count as income or my house as assets? Can anyone recommend a professional in Pennsylvania who can assist me with the visa application process? Hopefully I am making sense. Coming to Hua Hin Jan 16 with the evisa from USA (assuming it is approved by then) Will set up bank account to move to retirement visa. Can I do a short term rental to look for a house to buy (in my Thai wife's name) while in process for the 1 year extension, or do I need to have a long term rental to get that long term visa?
Also, my mother will also be doing the same. Do both our names need to be on the rental contract?
Recommendations please on if it’s better to get a 12 month rental and get a cheaper rate or pay a bit higher rent per month and just go for a 6 month rental and have the freedom to move if things change ? Thanks 🙏🏼
Hello, your group was recommended to me. I will start by telling what I hope I can do, then you tell me if its possible and how.. I am 76, in good health. I even still work. My cat and I want to move to Thailand, either Bangkok or Pattaya area. I want to buy a condo as soon as I get bank transfer.. I will need to get a bank acct, to put 800,000 in it, plus cash for condo. I get my SS from USA. But I need to do this all in one trip. I have read you have to have a resident in USA when you apply for visa. I am selling my home here in Jan 2024. I want to come to Thailand right after. I was told an AO was good, but can I do all of the above without going back to USA? I live in Florida, so it is a very long flight I don't want to make t twice. Thank you

I have applied for the ED visa and my passport is currently with immigration, awaiting the visa.
I haven’t found a long-term apartment yet because I’m waiting to get the visa first. I don’t want to commit to long term housing in case my visa is denied. Does that make sense?
As I am moving between short term housing, the owners are creating TM 30s to register me (I assume), but do I also need to update my visa application each time?
How do you normally handle this, when technically you don’t have authorization to stay in the country long-term, but the government wants to know where you going to live long-term?
