Yes some have! Check out The Title Residence Naiyang very nice resort just 5 minutes from one of the nicest Beach's on the island and just 5 minutes from the airport well worth it to check it out

As others have alluded to, your assumptions are suspect. There was a short dip in home prices in the U.S. as people waited for mortgages to come down. As folks came to realize they were not going to, the normal rise in prices resumed.

From what I've heard, prices of new builds keep going up, especially in Bangkok, prices of anything more than a few years old go down. Meaning lots of negative equity.

A condo is for sale in pratumnak for 1.9m. A Russian purchased it for 2.4m just over a year ago. But Many for sale and many keeping their prices high still.

As a foreigner, you can essentially only own a condo in Thailand, so it's not a very attractive property market compared to Australia, New Zealand, the USA or Canada.

It is far cheaper to rent than it is to buy in SEA. Negotiate to pay a year in advance for 10% less than they are asking with no deposit. Landlords can never resist a wad of cash in the hand and you won't see them for a year.

There is a shortage of housing, a shortage of building land and environmental regulations only make it more expensive and more complicated to build. The shortage of houses will continue and prices will only continue to rise.

As to your comment agree houses everywhere tend to depreciate in value while land goes up in value.

Since I married a Thai in 1974 and retired here in 2001 my outlook is most likely different then yours on this subject.

Lol, America is stable, no one is moving with that 3% interest. China is a shit show, because they have the dumbest mortgage policy ever. But to answer your question, the prices will drop once the Chinese buyers want to liquated their buildings here. Also, they are over developing here in BKK. The islands such as Phuket and Samui might be a different story since land is rare. But always rent and if you want to buy then wait for the Chinese people to cry their hearts out.

The farangs are too broke or too smart to buy here. Once the recession hits in 2025, all these properties will be half off. Waiting for the Chinese to panic, they have never faced a recession.

Where do you see prices going down in the world - nobody with a 3% mortgage will sell their house and nobody can effort a house to buy with 7% mortgage - % May vary in different countries but the situation is everywhere the same - the property market is frozen and it will take another year before this will change. You are way to early. Delinquency must unfold before you should start to look into buying- it will a fest for the prepared and slaughtering for the once to early/late to the game.

Banks are patiently waiting for the default while meanwhile earning interest before they get your home on Pennie’s for the $ as the icing. There is even the probability they are not yet finished, one last pump is entirely in the cards the outcome would make 2007-09 look like a pimple.

Foreigners cannot buy or own land in Thailand.

In Bangkok there are huge numbers of condos under construction and people only want to buy new condos so old condos sit on the market for long periods of time and rarely see large increases in value.

New condos are getting smaller and smaller... if you buy à good older condo, you will not loose on resale, expecially, with seaview. Meanwhile you rent out without paying ridiculous taxes, like in Europe.
